The Pests We Get Called For Most Across the Inner Ring
This is a genuine mix β dense small cities with attached housing a few miles from detached homes on quarter-acre lots β so the list runs broader than either extreme on its own.
Eastern subterranean termite (Reticulitermes flavipes) carries the highest financial stakes and is the most common structural pest of detached housing in New Jersey. Colonies forage from soil into wood through mud tubes on foundation walls, and damage accumulates quietly for years. This is the one pest where an annual inspection pays for itself.
Carpenter ants (Camponotus pennsylvanicus) do not eat wood β they excavate galleries in wood already softened by moisture. A carpenter ant problem is nearly always a water problem first: a failed gutter, an ice-dam leak, a deck ledger, a chimney flashing.
Odorous house ant (Tapinoma sessile) and pavement ant (Tetramorium immigrans) drive most spring and summer calls. Odorous house ant colonies bud readily, which is why repellent sprays make them worse β a sprayed colony splits into several.
House mouse (Mus musculus) dominates autumn, entering at garage corners, utility penetrations and door thresholds. Norway rat pressure concentrates near commercial strips, transit and construction.
Detached housing adds what the urban core barely sees: attic wildlife β grey squirrels through soffit returns, raccoons through chimney chases, and bats, which are protected and whose maternity season legally constrains when exclusion may happen. The yard contributes blacklegged ticks (Ixodes scapularis) along wooded edges, mosquitoes breeding in gutters and corrugated drain pipe, and yellowjackets in wall voids and ground nests.
What a Treatment Actually Involves
Detached housing gives a technician a defensible perimeter, so most of the effective work happens outside before anything gets in.
The inspection has to leave the kitchen. It walks the foundation for mud tubes, checks the sill plate and rim joist, looks at grade and mulch depth against siding, opens the crawlspace, checks the attic, and looks at gutters and downspouts.
Exclusion and conducive-condition correction is the part that lasts. Hardware cloth and copper mesh at penetrations, garage door seals and corner gaskets, chimney caps, soffit and ridge vent repair, and mulch pulled back so there is a visible inspection gap above grade. Firewood off the ground. Downspouts discharging away from the foundation. Steel wool rusts out; expanding foam alone gets chewed through and only works over metal backing.
Perimeter work uses non-repellents β fipronil, chlorantraniliprole, thiamethoxam β applied as a band at the soil-to-structure interface. Insects cannot detect these, so they walk through and transfer the dose back. Repellent pyrethroids are the main reason a sprayed odorous house ant colony reappears as three.
Indoor ant and roach work runs on gel baits β fipronil, indoxacarb, abamectin, dinotefuran β matched to the species, because a protein-preferring colony walks past a sugar bait. Carpenter ant work targets the nest and the moisture source; treating the trail accomplishes little.
Termite work is either a liquid barrier β typically fipronil or imidacloprid, trenched and rodded around the foundation β or a bait station system using noviflumuron or hexaflumuron, where foragers carry a growth regulator back and the colony collapses over months. Barriers act faster; baits eliminate the colony rather than just the structure's exposure.

Licensing, Inspections and Cost
Commercial application is regulated by the NJDEP Pesticide Control Program under N.J.A.C. 7:30. The technician must hold certification in category 7A, structural pest control, and the company must hold a business licence. Ask for both numbers plus a written inspection report naming species and locations.
Two things are specific to this part of the state. The wood-destroying insect inspection for a home sale is documented on the NPMA-33 form. It is a visual inspection of accessible areas only β it does not cover finished basements or anything behind stored goods. A clean NPMA-33 means no visible evidence in accessible areas on that day. It is not a warranty. And each county here runs a county mosquito control programme doing larval surveillance, catch-basin treatment and source reduction on public land at no cost to residents β a free service most homeowners have never heard of, reaching breeding habitat no private yard treatment can.

The Pest Calendar for This Part of the State
March to May. Termite swarm season peaking in April on warm afternoons after rain β winged swarmers indoors warrant a same-week inspection. Overwintering stink bugs and cluster flies emerge from wall voids toward windows; spraying them accomplishes nothing. Carpenter ant swarmers appear slightly later and are routinely mistaken for termites; the distinction is the waist, the antennae and the wing length.
June to August. Mosquitoes track standing water seven to ten days after rain. Tick activity is at its most dangerous because the nymphs are out, and a nymph is the size of a poppy seed. Yellowjacket nests reach a size people notice, usually in a wall void or along a walkway.
September to November. The busiest stretch. Rodents move indoors as overnight lows drop through the 50s and 40s. Stink bugs and cluster flies mass on sunny south and west walls. Squirrels look for winter denning space in attics.
December to February. Indoor rodent pressure peaks. This is the best window for exclusion work β nesting season is over and entry points are easy to identify from staining and worn edges.

Pest Control β Common Questions
I found winged insects indoors in spring. Termites or ants?
Termite swarmers have a straight waist, straight beaded antennae and four wings of equal length that shed easily β piles of discarded wings on a windowsill are close to diagnostic. Carpenter ant swarmers have a pinched waist, elbowed antennae and front wings noticeably longer than the back pair. Either way it means a mature colony in or against the structure.
Does mulch cause termites?
Mulch does not create termites, but piling it deep against siding does two harmful things: it holds moisture at the structure and it buries the inspection gap where mud tubes would be visible. Keep it shallow and pulled back so several inches of foundation stay exposed.
Is treatment safe around children and pets?
Targeted work uses small quantities placed where people do not contact them. Ask for the label and safety data sheet, keep pets off treated exterior bands until dry, and tell the technician about fish tanks in advance β most insecticides are extremely toxic to fish.
How do I tell a good company from a bad one?
Red flags: an inspection that never went outside; no written report naming species and locations; refusal to name products used; a carpenter ant quote that never mentions moisture; a termite quote with no diagram of the structure; "we'll spray the whole house" for ants, which splits budding colonies; and no re-service guarantee.
Pest Pressure in Hackensack, NJ
Hackensack is the Bergen County seat, about four square miles built around a downtown core, a major hospital campus and a corridor of high-rise apartment buildings, with the Hackensack River along its eastern edge. It has more density than most of the county and a wider spread of building types than any of its neighbours.
The river matters on the eastern side — tidal, with low ground, marsh remnant and older industrial frontage that holds water and gives Norway rats continuous harborage away from residential streets. What Hackensack Buildings Are Made Of
Three distinct stocks, each failing its own way.
The high-rise corridor along Prospect Avenue is mid-century and later apartment construction with compactor chutes, trash rooms, structured parking and loading bays. Pest routes here are vertical and mechanical — the chute, the risers, the loading dock — and problems are almost always building-wide rather than confined to one apartment. Missing escutcheon plates around riser penetrations give German cockroach, mice and bed bugs an open route between stacked units.

Our building treats my apartment and the roaches come back. What should the building be doing?
Treating the line, not the unit. In a high-rise the apartments stacked above and below yours share plumbing risers, and the population lives in that chase. The building should be baiting the whole vertical line on the same day, using a growth regulator alongside the bait, and sealing the riser penetrations with proper escutcheon plates. If the managing agent is running a monthly spray contract instead, that is very likely making it worse rather than better.
Where are the flies around the trash chute coming from?
Almost certainly from inside the chute rather than outside the building. Drain and phorid flies breed in the organic film that builds up on the chute wall and in floor drains near the compactor. Because the breeding material is inside the pipe, spraying the room does very little. The chute needs mechanical cleaning and the drains need treating, and then the population collapses quickly.
