Dense Multi-Family Experience

Attached walk-ups share wall voids and plumbing risers, so a problem in one apartment is rarely confined to it. We treat the line, not just the unit.

Combined Sewer and Drain Work

Old combined sewers push American cockroaches and rats up through floor drains after heavy rain. We start at the drain rather than the kitchen.

Landlord and Tenant Coordination

We work with owners, managing agents and tenants in Bayonne to get access to every affected unit on the same day, which is the only way these treatments hold.

Bayonne, NJ at a Glance

Bayonne sits in Hudson County at roughly 13 feet above sea level, was first settled around 1861 and is home to about 71,686 people. Those numbers matter more than they look: density, elevation and age of the housing stock are the three things that decide which pests a place actually gets.

The Pests We Get Called For Most in Dense Urban New Jersey

Density, shared walls and ageing sewers decide which species thrive here, and the list differs sharply from a suburban township twenty miles west.

German cockroach (Blattella germanica) is the defining pest of multi-family housing. It lives indoors year round and moves between units through wall voids, plumbing chases and riser penetrations, which is why treating one apartment usually fails. American cockroach (Periplaneta americana) β€” the large "water bug" β€” breeds in sewers and wet basements and comes up through floor drains whose traps have dried out. Finding one rarely means your apartment is infested; it usually means the building's drain system is open to the sewer.

Norway rat (Rattus norvegicus) dominates. Roof rats are genuinely rare in northern New Jersey, so rat pressure tracks sewers, construction and restaurant density rather than any building's cleanliness. House mouse (Mus musculus) needs a gap the width of a pencil and a pea-sized amount of food a day.

Odorous house ant (Tapinoma sessile) and pavement ant (Tetramorium immigrans) drive most ant calls; carpenter ants (Camponotus pennsylvanicus) appear where there is chronic moisture. Rounding it out: Eastern subterranean termite (Reticulitermes flavipes), the only termite of consequence in this state; autumn stink bugs and cluster flies; pharaoh ants in older high-rises; and bed bugs (Cimex lectularius), which use the same wall voids the roaches do.

What a Treatment Actually Involves

Most people picture someone spraying a baseboard. For German roach that is close to the least effective thing a technician can do, because it scatters the population deeper into voids.

Identification comes first. Species determines product β€” odorous house ant and pavement ant take different baits, and the two roaches need opposite strategies because one lives in your kitchen and the other in the sewer.

Sealing is the only permanent step. Copper mesh and hardware cloth at utility penetrations, mortar at slab gaps, door sweeps with a real seal to the threshold, escutcheon plates around riser penetrations, drain covers where American roach is coming up. Steel wool rusts out within a season. Expanding foam alone gets chewed through β€” it works only over a metal backing.

Gel baits are the standard of care for German roach. The actives that matter are fipronil, indoxacarb, abamectin and dinotefuran. Bait works by horizontal transfer: a roach feeds, returns to the harborage, and the toxicant moves through the population. That is why bait beats spray by a wide margin, and why spraying over bait ruins it β€” repellent residue keeps roaches away from the thing meant to kill them.

Perimeter and void work uses non-repellents β€” fipronil, chlorantraniliprole, thiamethoxam β€” precisely because insects cannot detect them and walk through, carrying a dose back. Repellent pyrethroids do the opposite and split budding ant colonies into several.

Insect growth regulators β€” hydroprene, pyriproxyfen, noviflumuron β€” do not kill adults but stop nymphs reaching breeding age. Dusts of amorphous silica and boric acid in wall voids stay effective for years as long as they stay dry, applied as a light film rather than a drift. Sticky monitors at harborage points are what tell you whether the population is actually falling.

Licensing, Cost and What to Ask For

In New Jersey, pesticide application for hire is regulated by the NJDEP Pesticide Control Program under N.J.A.C. 7:30. The person treating your property must hold commercial applicator certification in category 7A, structural pest control, and the business must hold a pesticide applicator business licence. Applicators keep records of product, rate, location and date, and you are entitled to yours, plus the label and safety data sheet for anything used inside your home. Ask for three things: the certification number, the business licence number, and a written inspection report naming the species and locations found.

Useful 2026 price ranges for this market:

  • One-time interior and exterior treatment: $175 to $375.
  • Quarterly plan: $110 to $190 per visit, or $400 to $700 a year, usually with a higher initial visit.
  • German cockroach clean-out: $350 to $800, genuinely multi-visit. A single visit quoted for an established population is a sales position, not a treatment plan.
  • Rodent work: $250 to $500 for trapping and monitoring; exclusion separate at $400 to $2,500-plus.
  • Termite liquid barrier: $1,200 to $3,500; bait systems $1,500 to $3,000 plus $300 to $500 a year monitoring.
  • Bed bugs: $400 to $800 per room chemical; $1,200 to $3,000 whole-unit heat.

Be careful with quotes that look unusually low β€” the common pattern is a cheap first visit followed by billing for each follow-up on a pest that always needed three.

The Metro-Area Pest Calendar

March to May. Termite swarm season, peaking in April on warm afternoons after rain. Winged swarmers indoors are the single most useful pest sighting there is β€” they mean an active colony touching the structure. Overwintering stink bugs and cluster flies emerge from wall voids toward windows; they are leaving, not arriving.

June to August. Mosquitoes peak roughly seven to ten days after rain. Ant foraging is heaviest, wasp nests reach a noticeable size, and German roach breeds fastest in summer heat.

September to November. The busiest stretch. Rodents move indoors as overnight lows fall through the 50s and 40s; stink bugs and cluster flies mass on sunny south and west walls; yellowjackets turn aggressive as their food fails.

December to February. Outdoor activity collapses while indoor rodent pressure peaks in heated buildings. German roach and bed bugs carry on unaffected, because they never leave the building.

Pest Control β€” Common Questions

Is treatment safe around children and pets?

Targeted modern work uses small quantities placed where nobody contacts them β€” gel bait behind an appliance, dust inside a wall void. Ask for the label and safety data sheet, keep pets out of treated rooms until wet applications dry, and mention fish tanks in advance: most insecticides are extremely toxic to fish, so the tank needs covering with the air pump off.

Will one treatment be enough?

For a seasonal ant trail, often. For German cockroach, bed bugs or an established rodent population, no β€” and anyone promising otherwise is not being straight with you. Insect eggs are protected from most treatments, so a follow-up timed to when they hatch is what breaks the cycle rather than pausing it.

Why did they come back?

Usually one of three things: the entry point was never sealed, a neighbouring unit is untreated and reseeding yours, or the follow-up never happened. In multi-family buildings the second is the most common by a distance.

How do I tell a good company from a bad one?

Red flags, in order of usefulness: no written inspection report; refusal to name the products used; "we'll spray the whole apartment" for German roach, which is the clearest technical tell in the industry; a single visit quoted for an established infestation; a large annual prepayment demanded upfront; and no re-service guarantee between scheduled visits.

Pest Pressure in Bayonne, NJ

Bayonne sits on a peninsula with Newark Bay on one side and Upper New York Bay on the other, and almost nothing about its pest pressure makes sense until you account for that. Water on three sides means a high water table, basements that take on moisture in ordinary weather, and a combined sewer system that surcharges during heavy rain. When those lines back up, American cockroaches and Norway rats come up with them through floor drains and dried traps.

The north end around Constable Hook carries the legacy of a century of petrochemical and port activity, with rail spurs, tank farms and working terminals that give rodents unbroken harborage away from any residential block. Along Broadway, the commercial spine that runs the length of the city, the driver is different: a continuous run of restaurants, delis and small groceries with shared rear alleys and kerbside refuse. Bergen Point at the southern tip and the older blocks around Uptown and Midtown have the tight lot spacing and shared party walls that let mice and roaches move between buildings without ever going outdoors.

The whole city is ZIP 07002, which means the usual trick of narrowing a problem by postcode does not work here β€” the peninsula has to be read block by block instead.

What Bayonne Buildings Are Made Of

Bayonne's housing is unusually consistent and unusually revealing. Most of the city is two-, three- and four-family frame houses on narrow lots, many of them a century old, sharing party walls or separated by a gap too narrow to walk down. Older stock sits on rubble or brick foundations that were never sealed against the water table.

Overlaid on that is the Bayonne box β€” the vinyl-and-brick two-family that replaced so many older homes from the 1970s onward, built lot-line to lot-line with a garage underneath. The garage-under design matters more than people expect: an attached garage at grade with a poorly sealed door and a common wall to the living space is one of the most reliable mouse entry points in the city.

At the eastern edge, the redeveloped former Military Ocean Terminal has added mid-rise and high-rise construction on made ground next to open water β€” modern, tight, and vulnerable in a completely different way, through trash rooms, loading bays and structured parking rather than through a leaky rubble foundation.

The Calls We Get Most in Bayonne

The calls that repeat here follow the geography closely.

Water bugs in the basement after rain. Almost always American cockroach coming up a floor drain whose trap has dried out or cracked. The fix starts at the drain, not in the kitchen.

Mice in the upstairs unit of a two-family. Owner lives downstairs, tenant upstairs, and the mice are travelling the shared wall voids and the pipe chase between them. Treating one floor and not the other is why it comes back.

Rats behind Broadway businesses. Rear-alley refuse and shared bin areas serving several storefronts at once. This one is genuinely a block-level problem and single-property treatment only moves it next door.

Mice through the garage on a Bayonne box. Gap under the garage door, worn corner gasket, then straight up the interior wall to the first floor.

Termites in the older frame stock. Bayonne's high water table keeps soil moisture up against foundations year round, which suits Eastern subterranean termites very well. Mud tubes on a rubble foundation are easy to miss because the surface is already irregular.

Local Rules and Who to Call in Bayonne

Bayonne is served by its own municipal health department, and property maintenance and refuse complaints run through the city's health and code enforcement offices. For apartment buildings of five units or more, there is a second route most tenants do not know about: those buildings are registered under New Jersey's Hotel and Multiple Dwelling Law and are inspected on a cycle by the New Jersey Department of Community Affairs, Bureau of Housing Inspection. A documented pest condition in a registered multiple dwelling can be raised with the state as well as with the city, which is a materially stronger position than a phone call to a landlord. For one- to four-family houses, which is most of Bayonne, the route is municipal code enforcement.

Bayonne — Local Questions

Why do I get water bugs in the basement every time it rains hard?

Bayonne's combined sewer system carries stormwater and sewage in the same pipes. In heavy rain those lines surcharge and push American cockroaches up through floor drains, particularly where a trap has dried out or the seal has failed. Keeping traps primed with water and fitting a proper drain cover solves more of these than any spray does.

We are a two-family and only the upstairs has mice. Do both units need treating?

Yes. In Bayonne's attached and semi-attached stock the wall voids and the pipe chase are continuous between floors, so mice nesting in the void between units will simply move to whichever floor is not being treated. Treating and sealing both units at once is what ends it.

How a Bayonne Treatment Actually Runs

Four stages, from the first phone call through the follow-up visit

Nothing is applied before we know what we are treating. The sequence below is what a standard Bayonne job looks like from the property owner's side.

1
First Contact: Tell us what you are seeing, where, and for how long -- that alone narrows the species list considerably
2
On-Site Inspection: We walk the interior, the perimeter, the basement or crawlspace, and the roofline for entry points
3
Identification: Confirming species and population size, because a treatment aimed at the wrong insect wastes the visit
4
Treatment and Exclusion: Application where the pests actually harbor, paired with sealing the routes that let them in
